Essentially, our role at SkylinePServ is to ensure your project runs smoothly, safely, within budget, and on time, so you end up with the home you envisioned from the start. To achieve this, we work closely with you to understand your ideas, priorities, and expectations, allowing you to enjoy the experience as well.
We have an extensive database of vetted and approved professionals, contractors, and suppliers at SkylinePServ, but we are equally happy to collaborate with any professionals, contractors, and suppliers appointed by our clients.
At SkylinePServ, we strive to maintain an open and competitive fee structure. We are willing to establish a fee arrangement that fits your budget, whether as a fixed rate, a fixed fee, or a percentage of the cost—ultimately, we want to accommodate your requirements and financial considerations.
Initial Co-ordination
→ Co-ordinating with the design team to review the construction drawings
→ Ensure any planning conditions have been addressed
→ Advise on any Party Wall agreements
→ Ensure Building Control and a Warranty Provider have been appointed
→ Source and recommend appropriate contractors
Party Wall Agreements
→ Advise on any party wall matters
→ Ensure any party wall requirements are adhered to
Quantity Surveying
→ Produce an initial Cost Plan (Build budget)
→ Tender the various contracts and appointments
→ Negotiate and appoint the preferred contractors
→ Issue formal contracts to the successful contractors
Construction Phase Project Management
We will guide and support you throughout the whole process and will oversee the building works on your behalf. We will ensure the project is managed efficiently and safely whilst ensuring quality and attention to detail is meticulously maintained. To achieve this we recommend regular site visits at least once a week and will hold regular progress meetings with the Client, design team and contractors.
Contract Administration
→ Review and agree contractor Payment Certificates and issue payment certificates
→ Liaise with the design team and issue any instructions as necessary
→ Agree any Contract variations and issue formal instructions
→ Collate and issue any handover documentation
→ Issue snagging list on completion
→ Agree any retention release at the end of the defects liability period
We strongly recommend that any contract is between yourselves and the preferred contractor or supplier and that any payments are made by you directly to the contractor or supplier.
M&E Design
Working in conjunction with the Renewable Energy Strategy we
offer M&E Design to ensure that all mechanical and electrical
systems are integrated to work seamlessly and in harmony. This
includes:

Interior Design
